Clay roof tiles come in a variety of shapes and sizes and are known for their durability and weather resistance. But what is the lifespan of a clay roof? When maintained properly, clay tiles could last decades. We look at typical time frames when compared to other roofing materials, along with tips to protect your clay roof.
Clay tiles are made from terracotta, which is the process of firing clay to become a long-lasting roofing material. As well as being tough and resistant to wind, UV rays and rot, it’s also fire-resistant and eco-friendly. Clay is a natural material with excellent thermal properties. These roof tiles are energy efficient and layered to allow for air ventilation.
Although terracotta has been used as a roofing material for several hundred years it is still susceptible to damage. Too much pressure on the tile, and it will crack. Also, micro roots like lichen, algae and moss have a habit of growing in between and on the surface of roof tiles. In frosty conditions, this organic matter freezes and expands, cracking the tiles. Tree and plant detritus can also be thrown onto rooftops during a storm, causing damage.
Due to their aesthetic appeal, clay tiles are expensive compared to other roofing materials like felt, slate or metal tiles. But as they are highly durable and weather resistant, terracotta roof tiles continue to be used in residential developments.
When compared to other roofing materials, clay roof tiles have a good lifespan. Below is a comparison:
A clay roof will only last up to 100 years if it is made from quality tiles and is regularly maintained. Issues usually occur when a clay roof hasn’t been cleaned for some time.
Cleaning clay roof tiles has many benefits, as you will spot any signs of damage, which can then be repaired. As clay roof tile cleaning specialists, we follow a step-by-step process:
By carrying out an inspection of your roof, we will see if you have any damaged roof tiles. As terracotta can crack when stepped on, we use specialist CAT ladders to access your roofline. Our team are fully trained and insured to work safely at height. We can source and replace any missing tiles from our network of suppliers.
As well as refurbishing the clay roof, we can also repair any cracked mortar around chimneys, ridge tiles and brickwork. It’s important to recement any damaged areas like these so you can protect against water ingress. Leaks can lead to damp and mouldy conditions inside the building. We call this “repointing”, which helps to both bond the tiles to the roof and to lengthen the roof’s lifespan.
If you want to extend the lifespan of a clay roof, then it’s important to keep it clean. Our skilled team will carry out a professional yet gentle clean without using any damaging high-pressure power jets. All dirt, debris and organic matter will be removed. We use a fungicidal wash to kill any algae, moss or lichen.
Our team will prolong the longevity of your clay roof by applying two coats of a protective coating called RENOTEC®. As well as having water repellent qualities, this organic formula coating will make the tile surface even more weather resistant. The clear option is recommended for enhancing the natural hue of the terracotta. The RENOTEC® Roof Coating has a 10-year guarantee.
